Q: Will Leco rent to me if I owe another landlord or apartment complex?

A: In most cases we would not HOWEVER, if you have a current verifiable rental history then we may but other variables would affect our decision

 

Q: Would Leco rent to me if I have filed a bankruptcy or wage/earner?

A: It certainly wouldn’t hurt your chances but current established rental history and appropriate paperwork from your attorney would help get you approved.

 

Q: What are the income guidelines and do you rent to people on fixed income?

A: We do rent to fixed income individuals as long as they meet other criteria and the rule of thumb for income guidelines is the rental amount cannot be more than 3 to 4 times the combined household income.

 

Q: Do you allow pets and is there a fee?

A: Leco does not allow any dangerous animals on our properties. These include pit bulls, Rottweilers or Chows. If an animal is allowed a non-refundable pet deposit separate from the security deposit in the amount of $200 for each pet would be required. Additionally, $15 a month would be added to the existing monthly rent.

 

Q: What are the typical lease terms?

A: Leco only executes one year leases.

 

Q: Does Leco accept Sec.8 vouchers?

A: Yes, of course!

 

Q: How long does the application process take and if I place a deposit and change my mind do I get the deposit back?

A: The application process generally takes 24 to 48 hours. We do encourage all applicants to place the security deposit with the application but don’t do it unless you really want the house. Leco will not refund deposits on approved applications.
